The Process

Strategy & Pricing

We start with your goals, timeline, property history, inclusions, known issues, recent improvements, and the features buyers are most likely to value.

How the price is built

  • Recent comparable sales and current competing listings
  • Location, condition, size, layout, upgrades, and market momentum
  • A launch position designed to create attention while protecting value
The first weeks matter most. Overpricing can reduce showings, make the listing feel stale, and create appraisal risk. A strong launch price gives qualified buyers a reason to act.

Prepare the Home

Preparation focuses on what buyers notice first and what can improve the result without creating unnecessary work.

Photography & Marketing

Price, presentation, and the story of the property work together. Professional photography, accurate listing copy, MLS exposure, agent networks, social channels, and direct promotion create the launch.

Professional presentation

Images should be bright, accurate, and composed to communicate flow. Marketing should help the right buyer understand why the home is worth seeing in person.

Showings & Feedback

Easy access and a consistent showing experience help serious buyers act. Each appointment is confirmed and handled through a clear process.

  • Keep surfaces clear, lights on, and temperature comfortable
  • Make beds, open blinds, remove pet items, and limit scents
  • Leave during the appointment so buyers can speak freely
  • Review feedback for patterns—not isolated opinions

We monitor activity against the launch plan and adjust only when the evidence supports it.

Offers & Negotiation

The highest price is not always the strongest offer. We compare the complete package before accepting, rejecting, or countering.

Conditions, Closing & Move

After acceptance, we coordinate deadlines and access for financing, appraisal, inspection, and the buyer's final walkthrough. Your lawyer handles title transfer and the funds.

Your net proceeds matter more than the headline sale price. Before listing, we build a simple estimate with your lawyer and mortgage details.
